The current market valuation appears to be the current market valuation in US dollars with a potential rental income from our market analysis and Rentometer for a comparison to be: 1% of your homes market value on an on going monthly rental income using our method which we call the FHP rental program and is lightly described below.
Our analysis of the information about the homes potential market value and the current market rents, have provided 3 different options for you to review.
Any one of these options are a choice for a sale or product purchase.
1. An all-cash offer of 67% of market value which comes with a quick closing of your choice. This is a fast and efficient process.
2. The FHP (Frei Homes Pro) rental program which can either be (A) a full purchase by FREI HOMES in the trust to be created or (B) a percentage of the profits can be shared with you on an ongoing basis monthly, from the rents and other sources of income from the future revenues which will come from the RESIDENT BENEFICIARIES (RBs)/RENTERS. RBs are also part of the fractional owners of the proposed land trust to be created along with adjoining documents.
This program can be thought as being like a traditional equity share with multiple co-owners as tenants in common & joint tenancy combined without the legal and equitable interest held by the co-owners. It is not a transfer of any equity and a claim on equity is NOT released, relieving the original owner(s) of the high cost of any judicial process brought about a tenant from the property due to a claim on the equitable interest in the home, by way of any of the traditional ownership methods.
This means it’s safe from any tenant/owner from ever making a valid claim of ownership in the home and its title. The owner/renters (RBs) have ONLY an ownership percentage in the trust as a beneficiary which is PERSONAL property and not a transfer of REAL ESTATE property. The RBs will ONLY be leasing the property from the trust ONLY. We will market with an initial option and purchase agreement for ownership in the trust which owns the home. We will begin to locate and contract with the new future owners/renters/RBs using an option contract with the seller to start along with a purchase agreement for a controlling interest in the revocable trust and its adjoining documents.
3. We can also perform a FHP rental ONLY with no ownership stake in the trust, the same as #2 above. FREI HOMES would ONLY be setting the program up for you from beginning to end. The monthly income goes 100% to the seller and Frei Homes would be only offering the FHP rental program as a product/service to the home owner(s) and NOT be an investor beneficiary to the transaction and land trust. Frei Homes is only acting as a service provider to your future operation in which you and the resident tenants will reap the benefits. We understand that there are questions which need answers on what we have offered above and will provide you the details on the setup and continued operations from items #1 #2 or #3 above after you have decided to move forward with any of these initial proposals.
